Enso Design Studio provides space planning and drawing support for eligible commercial interior improvements in California. We help owners, tenants and project teams translate functional business needs into organized layouts and documentation, with particular focus on nonstructural, nonseismic tenant improvements.
Commercial Tenant Improvements
We assist with planning and documentation for qualifying office, retail and similar commercial interior refreshes, including proposed room arrangements, partition layouts, equipment or fixture locations, and related drawing coordination within the permitted scope of work.

Our design process considers work areas, circulation, customer facing spaces, operational requirements and the efficient use of existing floor area. We help develop practical layouts that align with your intended use and project constraints.

Field measurements and existing condition floor plans can help establish a dependable starting point for a tenant improvement project. Drawing deliverables are based on the scope and accessibility of the site.
Permitting and Consultant Coordination
For qualifying work, we can help organize design drawings and coordinate plan check responses. Projects that affect structural or life safety systems, require regulated professional design, or otherwise fall outside applicable exemptions must involve appropriately licensed architects or engineers as required.

Field Measurements and As Built Drawings
Good design begins with a clear understanding of existing conditions. Our field measurement service documents the visible dimensions and layout of residential properties and eligible commercial spaces, providing a practical base for renovations, additions, and permit drawings.
On Site Field Measurements
We visit the property to measure accessible rooms and spaces, document wall and opening locations, and record relevant observable conditions based on the agreed scope of work. Where applicable, measurements may include door and window locations, ceiling heights, and other existing features.
Existing Conditions and As Built Floor Plans
Measured information can be translated into scaled existing conditions floor plans and drafting backgrounds for proposed design work. When requested, the scope may include selected elevations, photographs or additional documentation.
Measurements for Renovations, ADUs and Tenant Improvements
Whether a project involves an existing house, garage conversion, addition, or qualifying California tenant improvement, measurements help reduce assumptions at the start of the design process.

Important scope clarification
Field measurements are not a property boundary survey, structural assessment, concealed condition investigation or guarantee of exact dimensions. The extent of measurements, site access and final drawing deliverables are defined in the project proposal. Licensed surveyors or other professionals may be needed for specialized work.
